Im trying to look for a "true story" ghost movie like blair witch, with a ghost named charlie that saves them?

Its really foggy my memory because i saw it when i was very young all
i remember is a (investigation?) team of people are locked in a house
to look for the haunted paranormal, and one scene they were eating and
their was a burger with a cock roach and a girl was eating it or
almost did, another was when a guy stuck his hand down the floor
boards and he got scratched, though out the film charlie's (the ghost)
name is repeated, and in the end the people are trapped and i think
they escaped and charlie had called the police to help them but there
was no phone line connection. That's all i can really remember.. It's
been haunting me for years because i can not recall the name.

But im looking for any "true story" ghost movies because i think they
are fun.
